Customer vs Client

Purchasing a new home can be confusing. We are here to help you understand the difference between being a customer and being a client. You have the choice to be either one in a new construction purchase. We have also included the State of South Carolina Disclosure of Real Estate Brokerage Relationships for your review.

Here are some of our most frequently asked questions:
Do I need to have a Realtor to buy new construction? No, you do not need to have a Realtor to purchase new construction. You have the option of remaining a customer which means that you have chosen not to establish an agency relationship with a Realtor.

What can I expect from the sales agent if I remain a Customer? According to the State of South Carolina Disclosure of Real Estate Brokerage Relationships listed below,  you can expect the sales agent to do the following: 
"present all offers in a timely manner,account for money or other property received on your behalf, provide an explanation of the scope of services to be provided, be fair and honest and provide accurate information, provide limited confidentiality, and disclose “material adverse facts” about the property or the transaction which are within the licensee's knowledge."

Will the sales agent work to promote my best interest in throughout the transaction? It is important to understand that the customer relationship is not a client relationship. Therefore, the sales agent will work in the best interest of the Seller in this circumstance as the written agreement is between the seller and the sales agent, not the customer and the sales agent. Please review the disclosure below for full details.

Can I become a client of the sales agent? Yes! You may choose to become a client! Please review the disclosure to read the different definitions of client relationships. 

Does it cost anything to become a client? No, choosing to become a client does not cost the Buyer anything. 

Can I use my own Realtor? Of course! We welcome all licensed agents and look forward to working with them and you!
