Construction Process

Building your new home

Congratulations on your decision to build (purchase) your new home in Grande Harbour! We have streamlined the construction process to make it enjoyable and keep you informed through every step. Whether you choose a home that is to be built, one that is under construction, or one of our move-in ready homes, we believe knowing what to expect from your builder and the process helps alleviate the stress of new construction.

The first steps

You've chosen the community and most likely your floor plan and now you are ready to finalize everything. Here are your first steps.

Schedule a contract appointment
In this appointment you will sit down and create your purchase agreement, choose your floor plan and exterior colors, make your lot selection (if applicable), review the builder warranty and place your deposit on your new home. Your contract will include the following additional documents:
1. The floor plan and lot selected
2. Interior/Exterior Selection Sheet(s)
3. Builder Limited Warranty
4. Agency Disclosure
5. Escrow Acknowledgment
6. Sellers Property Disclosure HOA addendum

Schedule a design appointment
In this appointment you will meet at the sales model and choose your interior selections as well as any upgrades you would like to put in your new home. This needs to be done no later than 2 weeks after the foundation is poured.

What comes next

Congratulations! You have made your selections and now you are ready to go! Here is what you can expect to see as your home is built. Once we receive the building permit it typically takes +/- 150 days to complete your new home.

Prior to closing

Now that your new home is completed or near completion you will want to be sure that you are ready to close. These steps will help you check off the items to be done before you move into your new home.

Check on your financing     Touch base with your lender and make sure that everything is in place for a smooth closing.
Touch base with your attorney     Follow up with the attorney you have selected and see if there is anything that they need from you for closing.
Transfer utilities into your name     We will provide you or your agent with a complete list of utility companies to make it easy to switch.
Schedule your final walk-thru     This should be scheduled 7 days prior to close in order to allow time for any punch list items to be completed.
It's time to close on your new home!     After closing your deed will be recorded and you are ready for your keys! Your new homeowner welcome packet will be ready at the model home for you. This packet includes the HOA contact information, Builder contact information, your mailbox keys, your home keys, and an additional copy of the utility companies in case you need them. Welcome home!

We Would Love to Hear From You!
